Kc is rapidly growing and building apartment complexes all over the place, and investing in apartments without having intimate knowledge of the Kc market right now would likely set you up for failure. 

If it was within the last 6 months, and it is still within a similar condition, then your own purchase would be the comp with the highest weight given in the appraisal.

Having said that, partnership agreements generally carry great weight.

Should cost approach be used, possibly a weighted average of cost and comps?
