When I look at recent sales of properties in many of the areas named above (Albright, Duke Park, East Durham, Northest Central...) it is quite literally all over the place in ways that appear random but must have a pattern that I haven't identified yet.

But it's an easy thing to answer--whether it's sustainable or not--just get a rental CMA done by a 3rd party agent (or 2) and/or call random PMs in the area, don't tell them you are buying turnkey but instead pondering buying a house at such and such address and ask how the rentability is there and what they would anticipate being able to get for the property.

Don't just rule out an otherwise great candidate just because some random internet trigger-troll decided to Yelp-bomb an innocent RE agent because their grammy's house didn't sell due to the massive dog poo stains on their carpet & ceiling.
