First off let me start by saying I am a licensed realtor in PA and the properties will be purchased in PA. 

As long as you properly screen tenants and set up the lease properly it will work out.

An agent could likely find it on the MLS but that information is blocked from none licensed people.

@Jay Hinrichs I admit I increased my vocabulary looking up definition of hoary,  meaning old, white or ancient... but point well put and found way to Howey test (1946) for securities is broad and can be applied to  JV's, LLC and general partnerships As such, those being a sponsor of agreements should have proper legal counsel to advise them appropriately with caution,  as mentioned its all great until it doesn't go right and money is lost. 

I have been working on my RE license for a few months now and I have sent all my paperwork into the BRE.

Should I just request they make new leases that are properly filled out with proper signatures? 

I started wholesaling a while back but really have been to caught up with my current deals with clients that have not gotten the opportunity to launch my wholesaling business properly. 

A licensed Architect in CA could probably design this for you and also add structural information that the GC can follow.
