It depends on who you talk to unfortunately and the level in which they care so keep dialing and talking to people there until you get one who cares.Sorry you're dealing with this.

This will basically limit what you're able to charge for rent for a new tenant.

I can't believe that it's only bad luck.I'm sure there are many people who have had a good experience with FTF but it's made out to be an easy, passive investment with good returns. 

those who are looking for a move in 2 weeks ahead of time are those who haven't found a place yet or people who have to move (eg being kicked out of their old place for not paying rent).  

some people mix them together (which only makes me remember less  lol)And like i said, it may sound nice to bring deductions to your 1040, but in the larger scheme it may not be a good idea or a sign of something else is wrong.Definitely consult a qualified professional about your situation.

Underestimated the cost to fix up and how hard and how much time it takes for one or two people to complete a flip.

There are people still moving to TN, which will continue to push pricing up, and while most of the country has seen rents either flatten or go down, most of these markets have done pretty good.Problem is in the short term it may  cause an affordability problem, especially in the smaller markets that don't have enough building.
