The quality of rental and housing jumps drastically from block-to-block and neighborhood by neighborhood. 

Section 8 would cut down on management expenses, rent collection issues, vacancies, etc.What is the quality of your tenants?

I really love the look of it I may go up in quality next time.

Btw I have access to an outstanding GC.

I've also read that you can expect higher quality tenants in a single family property, which appeals to me to some degree.

Any less psi you will have problems with thicker/quality paints and issues such as fingers.

This again just highlights the extreme lack of inventory of quality starter homes in good areas.

He obviously paid down the loan so he’ll make money but he said “mentality it’s tough to take less then I paid” as long as you don’t just but to buy and get a good quality deal I say go for it!!
