If you decide to get a Sun Tunnel type of device, get the ones with the rigid and inner mirrored tubes.Just like I don't try to answer questions involving financing, investing in entities that I'm not familiar with, etc... perhaps you shouldn't discuss items that you are unfamiliar with!?

In fact, one of our flips was taking a property originally built as a single family, converted to duplex probably 30 years ago, and we reconverted back to single family.

Check your competition to see what you think you can get away with without hurting occupancy too bad.Similar answer on hot tubs and other amenities. 

When you shift in and out of properties you pay fees for commissions, loan origination, transfer taxes, etc. which will silently eat into your gains.
