I've had numerous dogs damage our screens on the porch. 

There are numerous threads on here about renting by the room and student rentals in general. 

You are setting yourself up for failure when you don't know the legal elements of a contract but believe it's wise to help others who know even less.

Ultimately, my end goal would be to use APIs for lead generation, automate basic qualifying data points based on our personal acquisition criteria (location, potential rents per unit, AVR, rehab costs, etc.) to eliminate the manual element behind analyzing deals. 

Numerous things on this one.1. never trust the seller's numbers for repairs or ARV2. where did you get your rental estimate the house is only 1300 sqft3.

This also cost me numerous buyers and time.
