While I'm sure this will vary from appraiser to appraiser, I've noticed in my markets that appraisers seem to be more willing to use older comps before they'll extend the radius of their search.I've been in your position before (numerous times) and here's the approach we took (sometimes it worked and sometimes it didn't - just depended on that specific appraiser):If you had multiple offers on the property, make sure the appraiser is made aware.

@Dimitri PaspalarisIf you do sell the stocks, be aware that you may have to pay tax as a result.You may be subject to favorable capital gains tax rate if the stocks are long-term.To avoid the tax hit, you may want to also consider selling stocks that have decreased in value.

With each interview, you notice the differences in PM as in Baltimore, their experience, skillset, etc. differ vastly.Property #1 & #2 i'm using one PM, but to gain experience and to better compare, I'm using a different PM for Property #3.

The back unit is in bad shape (no immediate danger, but it's likely something major will break sooner rather than later) so we would like to serve notice to the back unit tenant upon closing and proceed with renovations ASAP.Can anyone recommend the letter/legal forms to use?
