I have an opportunity to purchase several local properties that were formerly part of a city sponsored revitalization project. 

The property is in Temple, Texas CBD, which has seen significant revitalization, and needs a rehab to maximize value and attract high performing tenants(retail and office).

So if you got a $500,000 loan for a $500,000 house with a leasehold structure and you decide to sell 5 years later and you paid a total of $100,000 on the loan leaving a balance of $400,000 but the home sold for $300,000 due to the depreciating nature of the property, then you would have to pay the loaner $400,000 - $300,000 = $100,000. 

I am one of the many who are looking to get a househack going in Dallas when I move there in May, and a natural part of that is lenders.

Finally: as proof that threads aren't just removed "willy-nilly", this very thread could be removed by the primary nature of its content (to wit: I don't like the policies, I'm leaving).

The area is appreciating steadily and becoming revitalized, so I think my exit plan would be to sell in 2-3 years.

You were brought up in the industry so some of this is second nature for you and a great support group (family).  

That said, if this hurts your reviews, an experiment of that nature may be costly to recover from.Cleaning & stocking is not glamorous or particularly difficult work, but it is important work.
