I have been looking at the Indianapolis market, but was not sure how to obtain motivated sellers. 

If I were you I would consider networking with wholesalers and marketing to potentially motivated sellers.

As long as the underlying numbers for that asset are strong (and accurate), then it shouldn't matter what sort of market you are in.

I know this is sort of vague but we haven’t gone in to any real details on what they are really interested in just yet.

It’s the tenant’s responsibility to get it to you before the due date and if it doesn’t arrive before that date, then you need to enforce your late fees (that may be the only thing that motivates them because clearly your text/email reminders to them are not working with this tenant). 

There is sort of a driveway on one side but I don't believe it is wide enough to fit two cars, so the plan was to assign that to one unit. 

I would go see several lenders with all of the documentation sorted out and organized, then just present it to them.

What motivated you to keep pushing if you felt defeated because you’re first deal did not go as planned ?

I am trying to get started wholesaling and I'm very motivated but I have a lingering in my mind.
