If someone remains in the premise after it is marked as red tagged they can be charged with trespassing.

@Mark Waldrip I would put a good property management company in place, and a note servicing company, and require the buyers to continue using them until the note is paid in full. 

There's also a growing fad of wholesalers contacting who do not even have the house under contract, its like they're trying to mark up deals they find from other wholesalers or flippers. 

I'm in Columbia so the travel time and managing my crews at that distance isn't a concern.It's on Linda St, 29405, which looks to be an established working class neighborhood, close to Mark Clark and Boeing's plant.

@Mark Gallagher prior to closing seller made it clear to tenants I would be raising rents and they were to move out they were given over 30 days notice.

You shouldn't be trying to read and mark up the PSA yourself.
