An opportunity has come across my path to purchase a manufactured home for fairly (really) cheap - I also happen to be needing a new living situation soon.

Some states will have a manufactured housing portion in their .gov website.

Those manufactured homes are expected to be an elementary school and there will be a capital metro rail which will connect to the town of Elgin.

Good access to transportation, a variety of positive economic drivers (manufacturing, retail, Govt, info tech, medical, colleges), decent weather, affordable utilities & entertainment, low crime, etc. 

Try looking at Perris, land/manufactured housing is really popular there 

But they have another similar one you can get if you move really quick, skip all DD and wire the money this afternoon... classic bait and switch topped with a sprinkle of manufactured urgency/ fear of missing out. 

The wiring and plumbing would be complete and they are constructed of inexpensive materials and manufactured in a factory.

Most of the new construction in the San Antonio/New Braunfels  area is being purchased by 1031 buyers from out of state.The San Antonio market has properties that will suit most any investor and has the benefit of a job market that's fortified with multiple sectors (government, tech, manufacturing and healthcare).     

Facts: pristine manufactured home on 3/4 acre of waterfront property.

I've tried speaking with the IRS directly as well as researching online but haven't had much luck finding answers.I am working to acquire a portfolio of manufactured housing communities.
