I joined this group with the hopes of starting a Real Estate Investment business soon so that I can step away from the corporate life I have lived for more than 30 years.It's time for me to try something new...oh, where to begin :) 

Despite living on the East Coast, I did Rental Arbitrage in Tempe, AZ virtually.

I met a new investor, with contracting experience, at a local real estate meet up and he is interested in doing a flip using a hard money loan, renting the property out to his girlfriend, then using a FHA loan to buy it so he can live in it.

Is anyone doing a Residential Assisted Living strategy?

I live in NY, and plan to invest in FL.

Assisted living, memory center, continuing care, rest home, independent living, ambulatory care are all terms for what you might be looking for. 

Do you live in the rental condo as well?

Local realtors put out videos reacting to some of the horror stories landlords have lived through as well as recent law changes pertaining to the topic.Non-RE related... perhaps something that shows you in a more personal light... highlighting a restaurant you went to, a new workout routine or supplement you're trying, a book you're reading, hobbies/activities you engage in, etc.

Im 21 now and still live with my parents so expenses are low, but my goal is to make 50k in active income by Dec 31st, 2024 and I have been brainstorming about somehow wholesaling but also using my license as an agent to get clients and potentially find off market leads and instead of putting them under contract myself like a wholesaler and then assigning them, is there a way y'all can think of to just bring those leads as an agent to cash buyers and get a commission without them taking the deal from under me?

Same thing for the senior living deal - I've had a bunch of people reach out - I'm not an expert but have been in it a bit - but no one has been willing to come meet me where I live and the business is at.Anyways I've come to the conclusion the apartment deals I'll want to look for I'll be getting Hud or some sort of other non recourse loan and will just do it myself with no one elses money.
