A new realtor trying to learn everything I can

By sheer force I've learned the hard way where you can, cannot and should consider purchasing a permittable vacation rental on the Oregon Coast. 

There were a lot of things I did not know about the business of multifamily, however, the biggest “A ha” lesson I learned was actually about economics.

You sound (I could be wrong, but probably not) like you want to use your background to eliminate some of the guesswork, but real estate investing is learned by being at properties, talking with other investors, going to meetups, etc.Predictive data for investors is wholly flawed because it can't see inside of the houses.

The contract states the seller should disclose off-record items.

Any other rent items, such as pets, etc. must fit within those same calculations.  

Learned a lot and confident I can scale.

Then learn all about it and take action.
