Hi @Tara Yoder I totally get it...I learned the hard way...just find someone you can sit down with and pay an hourly fee to who will provide you good solid advice so it doesn't bite you later...should just be a couple hundred bucks at most which is worth it to ensure you get it right...of course every competent CPA is currently slammed.

yes, I have made money with all of those methods.Tax liens are probably the most difficult because there will usually be several hundred people bidding on the properties, depending which county your trying to buy from.

The broker and/or agent may have hundreds at minimum and possibly thousands into marketing etc and your contract may call for them being reimbursed for expenses if you back out early.

I've seen hundreds of investors meet these marks in OKC in just the last year. 1% rent to value, $200 cash flow after mortgage payment and all operating assumptions deducted, not as much up and coming neighborhoods but solid B-, C class that are just older suburbia and will stay that way.. on average about an 8% cap rate.

The bidding for hundreds of liens all end at the same time so you don't know if you won any until the bidding time ends.I know some investors who bid 1% on some liens knowing there would be people bidding 0% expecting to get a higher rate.
