I'm looking to get into wholesaling as my entry into the market and what better way to start building a real estate portfolio?

Laud area-Cash flow is minimal, $300 a month-Selling now would allow opening up of equity to redeploy in another market with over 2x the cash flow for a new build-New market won't appreciate as much as FL though (not even close)-Current home will likely get hit with higher taxes, insurance etc. in coming year and years to come-Biggest reason to consider just keeping current property?

I know it depends on how many messages you send daily, but I just want to get a general idea.

I usually get my leases from apartments.com but you may need to draft something special for roommates living in the same unit.

Ultimately looking to get to 100 doors. 

I'm getting pretty decent cash flow already and look to continue to build my portfolio here.

All that being said, I normally recommend people invest 1st in their 401k to get the employer match.

Did you get fixed rate financing back then, or did you have a floater?

We thought about fencing/gating ours and making a community or just simply adding garages if it doesn't get too pricey.

Just make sure that transferr gets recorded with the tax assessor's office.
