We have the vendors all lined up ready to come in and fix stuff next week and it's nothing that can't be done within 1-2 weeks, even if our own DIY things.

Appreciation on a $100k single family home in a C-D class midwestern neighborhood will not keep up with the rate of inflation.

The most successful landlord I know doesn't get caught up in petty fights with tenants and always try to be reasonable.

I agree with @Michael Baum.I recently had a guest who lit fireworks and put the hot shells in the outdoor trash can which started a fire and burnt up the garage door, stucco, and facia before it was put out. 

Already saving up for a 3rd house.  

What do you suggest is the best entity classification to choose from for a new, up-in-coming business owner to get the best balance between liability protection and tax advantages? 

I'll eliminate it a little further without giving up the whole idea.I understand it's unique, and it's difficult to find others who see enough potential to try something different.
