There is no bathroom on the second, each floor has a stair case in the middle breaking up the floors into small rooms, and no closets anywhere in the house.

Large square footage and maybe something that has the potential for equity through remodeling or maybe enough space to build another bedroom/bath.

The inspector is just basing the concern off all the doors on one side of the house closing by themselves and there’s a bit of a slope on the floor.

Spent all our years there working on it - new roof, new foundation, drywall, floors, appliances, and more I don't even remember. 

I don't get the sense that the previous owner actually knew about this as he was a very "hands off" owner of the property and was informed by the house cleaner about the puddle on the floor.

As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

My Fiance and I are looking for the same in morris county a bit harder to find properties that cash flow there...My advice find one that needs work grab a fha and 203k load wrapped together and reno it ( if your up to a project) Vinyl flooring , quarts counters clean and modern.

What I can recommend is taking some floor plans and product from nearby neighborhoods or houses you like and backing out the estimate from that.  

I am an accredited inspector, but you won't find me climbing in attics and through crawl spaces on deals I am buying as an investor.
