@Eve AtkinsThe great thing about Florida is that the state does not have a state income tax.This does give you more flexibility in choosing your accountant. 

If it looks like the windows are causing pressure possibly remove the mortar directly under the window sill & replace with a flexible caulk, Maybe plant hedge, climbing roses, clemantis, Ivy or Virginia Creeper or use flower window boxes & shutters to camoflauge the issue entirely LOL!

An LOC gives you more flexibility to find your new property without the time constraints of a 1031.3.

I've worked out 2 options for this:1. a 30 year fixed mortgage with a 1 year balloon payment2. a lease option (have not decided what the terms might be here to approach the seller)I'd be hesitant to lease option and do any sort of work on the house, but that does allow the flexibility for me to opt out if I need to. 

It's a local credit union who does portfolio loans, so they have more flexibility and less strict standards. 

That serves two purposes:- Let's guests know you're involved and care- Gives you flexibility when you have to respond to the inevitable bad review. 

I think flexibility and trust have been the biggest thing for me.

Local lenders tend to be more flexible and relationship based.

Currently have full time job allowing flexibility and ability to invest new capital every 6 months

However, not every lender will require this and we work with some lenders who are flexible.
