You would be surprised how backed up electricians are right now, I would use Yelps' feature for requesting service/quotes. 

Since it was recently flipped and has nicer features with market/rent appreciation, you will get more than that, but probably not 1,800.Also, if the property was split since they are selling each half, you would have to combine them into one legal description to purchase as a duplex since right now, they are selling each side individually and you would need two loans to purchase. 

The purpose of this purchase is not as an "investment" -- it's to keep our monthly housing costs more reasonable while getting some additional features (yard, garage, space).  

Is there room for growth, from where you'll be able to generate extra income by adding additional homes, services or features that would require a minimal investment, while adding more value to the park and producing an increase in your bottom line.

Notable architectural features include dramatically angled Douglas fir beam ceilings, custom built-in furniture, polished concrete floors with radiant heat, and a fireplace constructed out of interlocking concrete blocks (the only one like it that the architect ever made).

FSBOs also tend to “oversell” by pointing out all the great features of the property which can be annoying for buyers and make them feel uncomfortable.

My suggestion is to pick a deal with some value add features.
