You’re already paying it so it wouldn’t cost extra.

So now i have just added 2 to 4 weeks extra to a job due to delays beyond out control.

Many of the sellers dont want the extra fees I am not sure how to properly handle this.

Or we could just save the extra money & headaches and just flip the properties for $460,000+ (and our broker has not missed yet on comps anywhere in North NJ) and make a good 6-figure spread.

I’m wondering the model these agents are trying to emulate and charge for... in what way are they adding value to earn that extra 4.5%?

Personally I am trying to become financially independent and am willing to take on some extra work and risk to reach it.  

Although I wouldn't use the term soften in our market, especially in the areas you want to buy, there is truth to the fact that some people who list in Sept - Jan are selling because they need to and not because they want to.
