@Sammy Lyon It's hard to suggest coverages if we don't know how much risk you want to take, but I will assume with you being out of state, you want to be more conservative.

I would suggest you add an addendum to the lease that notes the specific things you will  be paying for and have tenant sign as well as yourself.

So, I would suggest a pro rata refund to the tenant/tenant's estate.One electrical socket not working is not worth fighting over with the tenant.
