A seasonal vacation rental would absolutely qualify for 1031 Exchange treatment regardless of how much you rent the property (unless you have excessive personal use).

I might have a client on one side of my business that has excess cash sitting around for whatever reason and doesn’t want to be in the stock market for the time being as an example, while another one has more debt than desired or a need for cash for something like real estate  I then ask each one if they want to side bar and negotiate their own terms.
