Your tenant cannot hold you hostage - especially with something like this that can endanger life and property.   

As far as crime ridden areas:  Avoid the "tree" streets or numbered streets, basically the interior of the city.

But there are quality-of-life items such as not annoying, endangering, or harassing other residents. 

Are there any special considerations (sloping, trees, etc.) that need to be taken into consideration?

And two, our rehab standards have increased, we replace everything that has not at least 10 years of life expecatation left (better 20).The easiest way to make it "work" is to NOT replace items like roof, windows, siding, driveway, plumbing, electrical, old trees etc - what I just listed is about 50k worth.

You do spend money to tear down the house, but it saves you on impact costs, utility lines, and trees.

I think once the trees are cut back, that would look good.
