I was shocked at the deposit the electric company wanted unless I cosigned, and can't imagine the burden it puts on young people trying to establish themselves.

I had one "training house" that was never leased, simply a property used for instruction, techniques of painting, caulking, cleaning, HVAC maintenance, plumbing maintenance, electric checks that homeowners could do, some didn't know how to mow a yard, throwing the grass to the center of a yard before it gets mowed (going the wrong way).

I have only experience in one-off requests like an electrical permit, residential general repair permit, etc (and those were bad enough) but have heard it can be a nightmare with a total construction permit, especially if large-scale clearing of trees (arborists permit) is required.

i'd be so anxious to get the propertly holder to empty it and stop it from getting greener then refill and see if pumps even work; but can see how that would be hard to get done if the water and/or electric r already shut off.

Service calls can take up to 2-3 days depending how busy it is Most of the repairs are minor,faucets,toilets,electrical that you can do yourself I have a duplex which I used the warranty for 2 years but finally cancelled it.

Currently it has separate electric, but the water and gas heat is not separate and is included in the rent.
