its for a investment. a property for a hotel in Uman, a citi that got very busy the last 20 years, with ortodox jews from usa, israel, & europe, & the busyist time is sep. that the avr. for a 2-3 star hotel "bed" (they gave alsa double beds becuose of the over fluinse) is $100 a night, I have their a bargein offer to got shares in a hotel who need to buy more land to grow. so I look for advice from people that have already experience in investing in ukraine.

It's also important to me to not impose any liability on my parents if my plans go south.If you get outside of the box a bit and both your parents and you are comfortable with it, then you may be able to still arrange such a thing without inheriting now ... for example, you could "manage it" for them rather than "inherit it" from them, and may even be able to have them pay you a reasonable management fee for that (double check) ... then in the end inherit all you've managed with the stepped up basis on an expanded and improved portfolio (assuming you did a good job managing).

I double-checked what I entered in the BiggerPockets rental calculator:Vacancy 4% (1 month out of 24); CapEx (3%, no basis); Repairs 2% (assuming just some carpet refresh during turnover and maybe paint refresh), plus insurance $30 per month, 10% PM fee, property taxes $70 per month.
