So not only entries is higher, something that you mentioned grossing 250k will be ~500k to purchase with a lower net, and this was years ago.

I too, believe that no one cares about your money as much as you do.From my research it seems that their is a large barrier to entry with Note investing, specifically capital requirements.

Nashville's a fantastic town, but @Avery Carl is right - it's a very high risk market right now, with a high entry cost.  

And there is only one piece of credible data within the sales comparison approach, the actual sale prices of the comparable properties.The problem your appraiser has, and now you have, is a lack of data.

When it comes to excel I'm very uneducated but I think it would be so helpful to enter property data and then the spreadsheet would automatically order these measures best to worst preforming.
