Low-income renters are most likely to be delinquent on rent, not pay their last month of rent, leave the place dirty or damaged, break the lease early, abandon the property, etc.

The upstairs tenant started a fire an while there appears to minimal damage to the framing a total rehab looks like it will run @ 110k.  

I also had this issue when starting out.I would also say call an insurance agency and then guesstimate up or down like $30 for each property you look at depending on the price (more premium for higher priced home and more premium for damaged building)For utilities, ask local investorsCall property managers
