It's easy to get emotional or take personal offense when a guest does something that violates your agreement, damages furniture, acts rude, etc.

But if sheriffs will not enforce a legal court order, what is the private alternative, if any, to get someone to show up and kick tenants out without a criminal consequence?

Basic criteria of 3 times income, no pets, no smokers, no evictions, no felony criminal background, no more than three current negative credit items....one person met the criteria. 

As much as this will be hard to hear, and please don't take offense, but the first problem you have is money.

The most important thing to me with S8 is who is actually living in the property and do any of them have a criminal record.

Since  brokers go though criminal checks and credit checks, you need a clean record to be a mortgage broker, that leaves out the bad credit issue.

No offense, but hotels don't use Ikea furniture, because it's not practical or comfortable.

Maintenance was deferred criminally to the max.
