Not sure about Carol county but in P.G. county and AA county Maryland you can get a sale date in 3-6 months but then it takes the court 12-18 months to ratify the sale after the auction and for you to get title.  

This essentially will have you declared by court order to be the owner of the property and will allow you to get a warranty deed. 

If the corporation is simply an "alter ego" for the person, a court may "pierce the corporate veil" and find individual liability.  

They work with local flippers and rehabbers in target markets around the country, and offer investors the opportunity to finance well-collateralized rehab projects at a scale acceptable to most investors that are interested in crowdfunding.This was not what I expected to develop, but it seems to make a lot of sense for all the parties involved.

I've even bought property from owners out of the country,  the farther away the better. 

That makes sense I look after more rural or country properties.

The owner was living in the property and I begged her to allow me to buy the property through a short sale and she refused and would not cooperate with me at all so I had to go through the courts and legally evict her. 

Im not an expert at the process and sometimes have to hit the internet to speed up on what the process is but I can honestly say I've only ended up in court a handful of times after going through the whole process.

What every new investor should do is to attend a Landlord Association BEFORE INVESTING, and sit in on some landlord/tenant court hearings in your area.
