The only solution I could offer her is to do a "Lean To".

My tenants pay me rent via the app and they also feel convenient.

I doubt you are making $5,300 a month positive cash-flow from 3 SFH's.I would have to guess this number to really be $300 to $900 a month depending on how lean the properties are.With that said - it appears that you need to gather a couple more rentals unless you both have massive amounts in retirement accounts.

I'm leaning towards planning for 8/20 to give me time to get together a couple of other resources to attend (Property management, lender, guys experienced with doing renovations for investors, etc)Christopher, you're in.

Out of state investors usually have to lean on their PM to get these done hence the fees they pay therefore decreasing returns.

All,I am involved in a flip project in Haddonfield, NJ which is not a market that I am terribly familiar with and need to lean on the Bigger Pockets network for some General Contractor recommendations. 

I see SFRs as little 7-11 convenience stores.
