Give them 24 months or so to exercise and buy when they're ready. 

I find tenant placement much more time consuming than managing, so placement is where I would go first.If (when) I decide to hire a property manager, I would pass everything over to them.

I've grown up around real estate investing and now I'm trying to learn as much as possible to get ready to start on my own when I graduate.

As a side note, do have a plan ready when you go to talk with the sellers about what you need from them and why the terms you are asking for can also be relevant to meet their needs.Good luck on your first deal!

It wasn't a bad experience, but since neither of us were ready or wanting to go down that path at that time we did not continue with it. 

Screw them up and paint , but be ready they suck the paint up 

Since I’m not exactly ready to jump in yet, I’m wondering if anyone on the forum does fix & flips in the McMinville, TN area and could speak to the area of West Riverside on the south side of town.....just looking for some info since I’m not local.....any insight would be appreciated!!  

I realize that I could be making more money doing real estate if I spent more time getting into a totally new niche, but I’m pretty happy in my day job for now, and I’m not ready to give that up.
