This is why a real wholesale deal is best acquired first unless you know your buyer and have control of both ends.Concerning confirmed probate sales, courts generally require exact buyer vesting so that Order conforms to same.

The REIA near Providence I'm familiar with is the RI Real Estate Investor Group at http://www.rireig.com/ and they meet in Warwick on the 3rd Thursday of every month (with rare exception - check website to confirm upcoming meeting dates).

They KNOW the market, they have a stellar repair team, they market our homes very well, our performance is aligned (meaning, they charge based on rent only, they don't nickel and dime me), they have good accounting practices, and they use a web software that I can log into so I can always get the financial reports, details on repairs, etc - anything I need.  

Is the software EASY to use?

First, I would get in there with a tape measure and confirm the measurements.
