Hi Katrina, the numbers seem to work, and I also invest in college towns in Michigan and I like the income... let me know why your hesitating, I see your in Maryland, maybe the distance is causing you concern.  

My only concern is that there are 4 separate rental agreements - one for each room.  

The biggest concern they have is that I provide at least two off street parking spaces per tenant.

Here's my concerns, why is he getting money now and is this money legal?

In my situation I already have a sizeable IRA and am not really concerned with getting the yearly contributions in as much as a one time larger transfer of funds. 

The hard money is my concern.
