More specifically this investor, who had $120,000 cash on hand wanted my opinion on whether he should fund the acquisition and renovation and complete one home at a time or use financing for the acquisition and renovation and by his estimation complete up to three properties at a time (with reasonable reserves) then refinance the properties upon completion to complete the BRRRR process.

I have a team together, and we just completed the rehab of 3/4 units in those two duplexes.Property is a SFH located in an opportunity zonePurchase price ~$50,000 (to be negotiated)Rehab $40,000 - $60,000 (have not walked through yet, will have a better estimate after walk through)ARV $160,000 (I have some good comps in the area)Rent comps are at $1500/monthI can put 20-25% down.

You will likely need to complete the work and have it reappraised before you can refi.However, if you can get it appraised for $330, you may be able to refi for $264k and use that capital for your next flip property.Good luck and let us know how it turns out.Cheers,
