Professional not meaning that you have to pay high dollars but should have someone with a good decorating eye walk thru the listing and add accent pieces to give color and flair to the space.  

Add any other color as you see necessary. 

Five different paint colors, shoddy cosmetic repairs here and there, 3 different flooring types and old as hell.

We offered less than asking and requested that the cosmetic work be left undone (because we'd prefer to pick the paint colors, etc.).

I was definitely wearing some rose colored glasses.

Our place was updated in a fan favorite color scheme (grays, whites), and furnished the same way. 

Match your cabinet color to it and you have a more user-friendly kitchen.

I grew up in Coral Springs and have a property there, so I am familiar with parts of Broward as well (Coral Springs, Tamarac, Pompano, Coconut Creek, Margate, etc).

I also think a lot of banks' views are still colored by their experience in the crash (and rightfully so).
