The same with painting- I wasn't going to paint, and I'm not sure how to do painting with tenants in place, but a new buyer may prefer to pick their own colors and have that done themselves. 

A little bit more color - The area is in class C neighborhood, I will need to have tenants that are voucher (section 8) to make money. 

This place would look stunning and modern if you made the following changes:- Replace painted wooden floor with LVP, can have it match the kitchen's or make it a popular color like gray- Lose the wooden table- Add a tv stand + tv on the wall opposite of the black chairs- Get a bigger coffee table

It was very helpful for me and then once you lay it all out, you simy pick the design and color, and it gives you the list of what you selected.

If someone is having issues with state regulations on rental real estate, I find it's either a knowledge issue on part of landlord or it's well earned, like a duct-tape slum-lord asking "do I really have to repair a furnace that went out in December?".
