I had a bad incident where a contractor ran away in the middle of the construction and I have hired a new company who is working on the 2 projects now.

In most investments like these, the investor is completely removed from the asset, the management, or the operational perspective of the investment.When you invest in syndicated investment, the syndicator/sponsor will handle all aspects of the deal such as, due diligence, locating a profitable property (or properties), hiring and managing the property manager, sending out quarterly reports, implementing the business plan, handling investor relations, and so on.

I have a few simple questions as I am debating myself for doing some work (painting, flooring) either by myself or by hiring on a house (property A) that I will turn into rental property.Q1.

I’d hire out for the second option.

I’m looking to find, hire and train a team of people, likely overseas, to do a lot background research tasks for identifying target properties/leads for my biz, as well as a couple of US based folks to field the calls to homeowners. 

My philosophy with contractors (in the past) has been - "hire the right people and stay out of their way".I need an honest, reliable, cost-conscious GC who can pull permits, demo and knock this "fix n flip" out in 3-4 months.  

Hire all the workers, my time is more valuable.
