This is an enormously complex, difficult arena with a hundred issues. 

Apparently, you could make a few hundred dollars per month.

House had a complete refresh of all interiors walls, lighting, upgrade bathrooms, exterior repairs to stucco, fence repair, granite counters and repaint the kitchen cabinets.

I know hundreds of investors that have done this in OKC that have never been here. 

I've seen hundreds of out of state investors do exactly what you're describing in Oklahoma! 

That one relationship has made me hundreds of thousands of dollars.I want you to know that I agree with you that it isn’t a good idea to go into credit card debt to pay for a guru program when you don’t have enough money to not only pay off that debt but also enough money to invest in real estate right away.  

You'll have to do this many times before getting the basics down but there are still hundreds of hidden gems that even an inspectors couldn't list for you.
