They bought used solid wood oak kitchen cabinets from people for dirt cheap ($200-500) to redo a crappy rental kitchen for cheap and bump the price $$$.

Install cabinets & new flooring? 

I visited the unit twice during the purchase phase, and both times there was old food siting out on the counter and kitchen table, and it looks like there was some "organic growth" in a cabinet according to the inspector.

It ran about $2500 for all new kitchen cabinets & appliances.

You have to make sure you have a separate room with a lock on the door and also with a cabinet that locks and a laptop with a password. 

Some discounts may be realized buying appliances, cabinets, granite, fixtures etc. but you will definitely need to shop around.
