You might have an easier time buying a parcel and subdividing it into residential and commercial lots, then proposing the commercial use variance just for the commercial lot.Doing all of this research on your client's behalf is mighty generous and very time consuming for you.

@Bob Gruenig, what @Chris Tracy may be trying to point out is that if you are creating a LLC and bringing in other passive investors into that LLC, your LLC may be subject to securities law.The easier option would be to let each individual come into the syndication's LLC directly.

Currently San Antonio has 3.8 months of inventory on the sale side meaning it's still a sellers market but creeping towards a buyers market which is above 6 months of inventory.I imagine we'll see this number decrease as we move into the year.
