I am planning to buy my first investment property which is a brand new town home 2 miles south of James river in Manchester, VA city ( exactly 3 miles from Virginia State Capital ).I started listening to the podcast of BiggerPockets on youtube & started taking small steps towards being financially independent.Property price is 380K and i am planning to put down 20% down. 

I love a challenge, but please shine the light for me if you think I might step in a ditch.

I searched online on home depot, walmart, called some branded companies so they can help guide my search.

Because of his expertise, network and brand in the area, he had several off-market buyers interested before I even completed the renovations.

If someone could shed some light on this, that would be helpful.

We’re brand newbie about to close a deal on Our first property that was a rental and already have old/previous  (long time) tenants on the lease.

I usually buy properties that are not making decent profit or none at all due to below market rents, most times TLC fixes this issue(Paint, light fixture, faucets).

She is currently asking about $300k but comps in the area are roughly about $220-230k and that a brand new house with all the bells and whistles.
