I used to hear from a BP episode in which the guests saying something like "I don't know what happened to those people who live in apartments compared to those living in SFH, but their mentality is different".

Equity in my properties that I've held for a while really got boosted this year.

Supply and demand and low interest rates have been giving housing quite the boost. 

That only promotes this entitlement mentality! 

It will help you boost your margins by a) not paying a PM fee b) learning what needs to be done and preventing issues before they arise c) knowing your building well if you hire a PM in the future and they try and "pull your leg"

Because it is helping to promote a mentality among tenants that will not correct itself.

Mental game is hard.

So my new strategy was to boost monthly cashflow.

Aside from the fact that I don't believe anyone is working that many hours - I mean really working, not just being available to answer a question that comes up or similar - anyone working even remotely close to that is going to be neglecting their family, their physical and mental health, their diet, their driving, etc.

Period.It doesn't matter that I learned the apartment investing business, made industry connections, got over my fear of making cold calls, or hired & trained my team to skip trace and make calls for me.Pure "Mamba Mentality".
