The Baby Boomer is aging and their kids moved away.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

They will drive 3 properties a day because they have a baby, work, a wife, a life, and then they are surprised why and how you are getting 120 deals/year driving for dollars while they can't get a single deal.I know your intentions are honorable in trying to help people, but this actually does damage in my opinion.Either way this is my humble opinion.And congrats on your 120 deals this year.

You nor they can assume improper conduct or noise until it occurs and then, a baby or child crying is something people on the face of the earth tolerate, even in a 55 and older community as they may have a guest!

Not going to happen.And I think ‘baby boomers’ are the worst culprit here.  

It's becoming really discouraging because hes constantly telling me PM teams are only out for themselves to collect the check so they can get their commission and have no time to baby your rental seeing they have hundreds of houses to take care.

I got a 10x10 with shade cloth for 125 bucks off CL, perfectly fine as the GF's two little what's it's don't live in it, just stay there to gaze and bark at birds without leaving surprises in the rest of the yard.Metal posts and chicken wire is about the cheapest fence you can erect, just set two posts for a chain link gate, or build one. :) .

In my situation, they took all their furniture, clothes, food, toiletries.
