Fanniemae.com 3/29/2016Effective June 25,  2016  eligibility restrictions for DU loan casefiles and manually underwritten loans related to LTV, CLTV, and HCLTV and cash-out refinances have been removed, and are now aligned with standard eligibility.

And or if its Section 8 you need to do an annual update which usually is 500 min to a couple grand a year... turn overs are the key component here.

Have searched and am developing a list of brokerage firms that allow for a Solo 401K, Roth 401K, loan options, check book control and brokerage services and not sure if some brokerage firms have limitations that others don't as far as other plan components or investment options allowed.

How many steps are involved in each component of the loan depends on a myriad of factors such as size of the property, type of lender, type of loan (bridge, mini-perm, perm), if there are loan/credit committees, etc.

In general, look for an investor-friendly structure as opposed to syndicator-friendly, and look for alignment of interests between syndicator and investors.For instance, I always look to see syndicator has their own capital in the deal.

I've not been as successful in finding PMs whose interests align with my own.We've close two properties in the same week a couple of times, but never two on the same day  The first time we used the same lender on both and they had enough trouble handling two in the same week - they messed one up.
