Downstairs room tenant was out living in hotel for last 4-5 days as noise of these machines is too much. 

I ended up listening to BP podcasts on youtube, with one earbud under my radio headset, while running my machines..I found the BP podcasts to be the least get rich quick scheme scam sounding.. 

The other day my guest contacted me about needing help with a coffee machine, said cannot find the manual for it among other manuals we have at the cabin (I need to double check that by the way when I be there).

Sounds like the Minnesota house is a mess and has the potential to be cash eating machine. 

You traditionally want 10% set aside for ordinary maintenance (broken doorknob, repair the washing machine, etc.) which is closer to $200 a month but he only accounts for $125.4.

My thought was to clear the back acre, cover it with gravel (or millings)  and offer machine/equipment storage until the proper time to build the expansion.

However, like the alchemists in search of a formula for turning lead into gold and the inventors searching for a perpetual motion machine....hope springs eternal.

I will take the contrarian view here... this is an owner occupied purchase correct and your using one of your mortgage slots to buy a 3 unit..

I agree with Matt and Dana that playing the appreciation game is more like playing the slots, so I've decided to ignore this as a factor in my buy decision.
