I would look at your entire commercial portfolio separately from your primary residence.

How does a mortgage on a investment property effect the likelihood of acquiring an additional mortgage for a primary residence. 

"Do you cap the number of financed properties I can have, if I am buying a primary residence?"

Does it make more sense to set up the LLC in the state you live in or the state the rental resides in?
