Would love to receive any advice on purchasing out of state?

I am almost finished reading, “If You Can’t Cashflow After This...” and in the book he’s speaking of receiving promissory notes to receive monthly payments versus one lump sum payment.

Question: the funds he receives as “points” are they tax deductible to him, or is he taxed as income on that since it’s being received.

Using your numbers and refinance you show you are making $22 a month but in reality you are losing money. out of 4 months you receive $975 and your expenses are $720*4=$2880 plus $200 insurance and $400 taxes. 

I receive a monthly realtor magazine that has up-to-date stats for my city/state and I also have access to such information through my state's MLS site and brokerage.

You will receive no capital gain for full payoff, which is a main purpose of buying an existing note, i.e. the discount.9.
