If you had milestones, and at the first sign that a milestone would be missed either by date or performance, you can fire right then and there and square up based on work completed, not whether or not he has an agreement signed by you that sets specific amounts owed at discretion controlled by him.If the contractor is good at being a grifter by virtue of his contract and non-performance, then he has every right to go straight to the county recorder and file a mechanic's lien, get a stop work issued until full payment has been recieved...you can't put another worker on site until that is resolved...see how this could unravel on you.

So, I’m looking for a standard set of criteria and then is it possible to overlook a criteria at discretion or does that negate all criteria?

We do have rentals nearby that cover internet and some offer cable packages (eg., DirecTV). 

A group of LLCs seems like a good packaging for this setup to my ears, but a CPA and attorney might consider that folly.It sounds like you've got exciting things in the works and I'm hopeful they help you achieve your goals, Jake!

I work with Property Managers in Atlanta who offer the same thing in their benefits package to their landlord clients.

My package includes the deed with vendor's lien, promissory note, deed of trust, business purpose affidavit, personal guaranty, lender's instructions, and notices/disclosures. 

When I did skim thru it, it looked like they wanted  to use my info at their discretion.
