They simply will not write the loan and will force you to have the property off market for period of time.That said, a non-owner occupied lot loan with no real intention to build a primary or second home on the lot is going to be tough to find financing for.

Sometimes, just enforcing the late fees will force a tenant to take a look at their finances and find a way to make it work.

All I would do is send a letter stating that the title will be transfered, however, the payments will remain paid on time.

Once you've made the decision, you can then start to narrow down your focus.Don't worry about making the commitment, as you can always change, but at least it will force you to make the decision and get moving.

That gives you a stronger claim on the property than just a lease, and may (depending on your laws) force the landlord/seller to foreclose if you don't pay.
